How it Works

Diamond Hill Properties effectively becomes your tenant which guarantees you a fixed rental income. We then sub-let your property, taking care to select the right tenants and then manage the property throughout the tenancy on your behalf so you can sit back and relax.

Our Services

  • Ensure the property is well maintained and professional health and safety inspections in line with safety rating systems are performed.
  • Make sure the property is not overcrowded.
  • Adhere to fire safety standards by providing working smoke alarms and heat detectors in kitchens as well as keeping fire escapes clear.
  • Supply a gas/electrical safety record within a week if requested by the council.
  • Ensure the exterior and interior of the property is kept in good order.
  • Specification and estimated costings of works required for compliance including any options available.
  • Specialist Architect assessment of potential for capital growth through. refurbishment, reconfiguration or extension.
  • Specification and estimated costings of additional works including budget option
  • Ongoing works inspections.
  • Advice on finishes, fixtures and fittings to conform with HMO regulations, budget and investment profile.
  • Conduct a light refurbishment of the property to refresh the décor and create a home that tenants will want to live in.

Co-Founders

Aurora Regis has worked in the Education sector for over 7 years, helping students to relocate from overseas to the UK and start a new life.

During her journey she became extremely passionate about helping people to overcome the typical struggles they face in finding quality flat shares in the UK, having experienced the same issues first-hand when she originally moved to London from Portugal.

Aurora specialises in the design and refurbishment projects as well as ensuring they only place the most suitable tenants, who will look after the properties and result in a harmonious living environment.

Steve has worked in property for over 20 years as a Director for one of the world’s largest property services companies and uses all that experience to ensure he delivers the best possible service for all our landlords.

At Diamond Hill Properties Steve focuses on building strong and long lasting relationships with all our partners and look after all the commercial and legal aspects of the business.

We take on both houses and apartments and would make an assessment following an initial viewing to ensure our services would be a good fit for your property.

We most frequently work with a Management Agreement but it could also be a lease agreement in some instances.

Typically we enter into 3 to 5 year contracts with our landlord.

We will typically redecorate and provide new furniture to ensure the property is looking its best for new tenants.

We take on responsibility for payment of all bills so that you don’t have to worry.

We will search for young professional tenants, ensuring they all pass our rigorous reference checks before signing ASTs with each of them, normally for a 12 month term.

We will take on small repairs and for anything more material will we obtain competitive quotes from our preferred contractors and manage everything on your behalf.
